Cohousing Woodside will be a community of households including singles, couples and families within the Woodside Square development in Muswell Hill. The new build homes (estimated completion date Jan/Feb 2017) will be owned on 250 year leases. The community will offer the opportunity to join in shared activities, including meals and gardening and all residents will be expected to participate in the life of the community.
Cohousing Woodside is a democratic and participatory group working towards the establishment of the cohousing community on the St Luke’s site in North London (see map in this page’s footer) now rebranded as Woodside Square. We occupy a section of the site known as Woodside Grove. We are formally organised as members of a non-profit making share company.
For all our apartments, current planning restrictions require one occupant to be aged 55 years and over on moving in (that person need not be the owner). Younger family members are welcome. The age restriction for our four houses does not apply.

Woodside Square is a former NHS hospital with established gardens and mature trees, many of which will be preserved within the development. The site is on 6 acres in Muswell Hill, close to Highgate Woods, local shops and good transport links. Our cohousing project will occupy one acre in its north-western corner (branded Woodside Grove) and be developed as part of a residential scheme with other homes for sale, rent and shared ownership.
Cohousing Woodside aims to enable a high level of sustainable and energy-efficient living. While we had aspired for our homes to be built to the internationally recognised Passivhaus standard, the developer can only deliver Code for Sustainable Homes level 4 (CSH4). With good insulation and double glazing they should require minimal space heating requirements. There will be a combined heat and power plant for the entire site. Sustainable transport will be enabled by car sharing schemes, bicycle friendly facilities and easy access to public transport.
Cohousing in Muswell Hill
Cohousing combines independent living with an intentional community that brings together like-minded people who want to live in a social environment. Common facilities and community activities can be shared without losing the independence of residents’ own homes. Above all there is an embedded neighbourliness through common interest, social interaction and the pooling of practical resources for everyday living.
Private homes in Cohousing Woodside contain all the features of conventional self-contained homes. It had been hoped that, from the start, there would be a shared Common House owned and run by the group but discussion of the nature of their communal facilities is still continuing. Whatever their final form, it is hoped that residents from across the development will get involved. Cohousing Woodside will be self-governing with residents taking responsibility for communal activities.
